Punta del Este vacation rentals 2027: where to stay, when to book
While it is winter in the United States, it is summer on Uruguay's Atlantic coast. January and February are the height of the season in Punta del Este and in José Ignacio, the seaside village often called the Hamptons of South America. During those months, Uruguay is just two hours ahead of New York, so a summer escape does not mean a major time change.
For a vacation rental, the first decision is where to stay. Punta del Este puts everything within reach and suits families; La Barra and Manantiales have the liveliest social scene, with beach clubs, surfing and nightlife; José Ignacio is the choice for calm and privacy. The second decision is timing: the holidays (Christmas through New Year's) and the first half of January are the most sought-after dates.

Planning a summer trip to Punta del Este from the United States
- Seasons are reversed. Summer in Uruguay runs from December to March, with the warmest and busiest weeks from late December through February.
- Time difference. In January, Uruguay is two hours ahead of U.S. Eastern Time.
- Entry. U.S. citizens do not need a visa for tourist stays of up to 90 days. Check the passport requirements on the U.S. Department of State website before you travel.
- Getting there. In season, American Airlines flies nonstop between Miami and Montevideo; the overnight flight takes about nine hours. For 2026–2027, the route operates daily from early December to early March, so confirm the schedule for your dates. From Montevideo's Carrasco International Airport, the drive takes about 1 hour and 40 minutes to Punta del Este and just under two hours to José Ignacio, depending on traffic and your destination.
- Currency. Seasonal rentals on the coast are typically quoted in U.S. dollars.
How the season works: two-week rentals
Summer rentals in Punta del Este are usually booked by the quincena, a rental period covering the first or second half of the month. In January 2027 the periods run from the 1st to the 15th and from the 16th to the 31st; in February, from the 1st to the 15th and from the 16th to the 28th. Some homes are also rented for the whole month or starting in late December.
Not every two-week period is the same:
- The holidays and the first half of January see the highest demand of the season. The coast is at its busiest, and these dates are booked first.
- The second half of January offers the same summer weather with somewhat fewer visitors, and rates tend to be lower.
- February sees somewhat less demand than January, with a peak during Carnival week at the beginning of the month, when more visitors arrive from Brazil.
If you already know when you want to travel, it is worth inquiring several months in advance, especially if you are looking for something specific: an oceanfront home, a pool or staff quarters.
Where to stay in Punta del Este: three areas, three rhythms

Punta del Este: the peninsula, Playa Mansa and Playa Brava
The peninsula and its two shorelines are home to many of the area's restaurants, shops and services, as well as the port, all within a few blocks of the beach. Playa Mansa, on the bay side, has calmer water and sunsets over the sea. Playa Brava, on the ocean side, has stronger surf and is home to La Mano (also known as Los Dedos), one of the city's landmarks.
It is a comfortable choice for families with children and for anyone who prefers to get around on foot, especially on the peninsula.

La Barra and Manantiales: the social scene
Across the La Barra bridge, the coast changes pace, with beach clubs, restaurants, art galleries and ocean beaches such as Montoya and Bikini, where surf schools set up for the season. La Barra is home to much of the coast's January nightlife. Manantiales, somewhat quieter, has its own village center with shops and restaurants, and Playa Bikini is where everyone meets in summer.
It is the area for groups of friends, families with teenagers and anyone who wants to be close to the action. An oceanfront apartment in a full-amenity complex lets you enjoy that atmosphere and choose when to join in.

José Ignacio: calm and privacy
Farther east, past Manantiales, José Ignacio has a different scale. A former fishing village, it is low density, with houses, villas and country estates known as chacras, the lighthouse as its landmark and a dining scene known throughout the region.
This is where to stay if privacy and time at home come first.

What to check before choosing a vacation home
Two homes with the same number of bedrooms can offer very different stays. These are the points worth reviewing before you decide:
- Distance and access to the beach. Confirm whether the home is oceanfront, whether it has direct beach access and, if not, how far the walk to the sand is. With children, or if you plan to go to the beach several times a day, it makes a real difference.
- Bedrooms, suites and staff quarters. Check how many bedrooms have their own bathroom and whether there are staff quarters: a bedroom with a bathroom for those who travel with household staff or a nanny.
- Occupancy and bed layout. Confirm how many guests the home is designed for and how the beds are arranged.
- Outdoor spaces. A pool, a grill area, a veranda and a garden are a large part of summer life in a house.
- Building and community amenities. In oceanfront apartments, compare amenities such as a spa or fitness center, along with beach service. In gated communities, consider security and the setting.
- What the rental includes. Cleaning, linens, and pool and garden maintenance: each home has its own terms, and it is worth knowing them before you confirm.
- Check-in and check-out dates and times. Especially if your trip does not match a full two-week period.
