Land for sale in Uruguay
173 Properties Found
Land for sale in Uruguay to build a vacation home, a year-round residence or your own project. There are lots in gated communities with security and amenities, in open neighborhoods near the ocean and in growing areas: from Punta del Este and José Ignacio to Garzón, Laguna Escondida and the coast of Rocha. Each listing shows the lot size and its location on the map.
Before buying, it is worth knowing what you can build: the Intendencia (local government) sets the height, setbacks and lot coverage for each zone, and many communities add their own building rules.

Frequently asked questions
What should I check before buying a lot?
The title and the survey plan; the zoning rules at the Intendencia (height, setbacks and lot coverage); whether water, power and sewer reach the lot; and, in gated communities, the building guidelines and HOA fees.
Can a foreigner buy a lot in Uruguay?
Yes. A foreign individual buys a lot under the same rules as a Uruguayan, with no residency requirement. The purchase is signed before a notary, and buyer and seller each pay a 2% property transfer tax based on the cadastral value.
How large does a lot need to be to build a house?
It depends on the zone: each plan sets a minimum lot size. In Pinar del Faro and Village del Faro, in José Ignacio, for example, the minimum is 600 m² (about 6,460 sq ft) per detached house, with a ground floor plus one story. We can help you get the zoning rules for any lot.
