La Castellana – House for sale in Colonia del Sacramento

Uruguay ranks first on the list of the best destinations for retiring
abroad, according to the 2026 Global Retirement Index published by
the firm Global Citizen Solutions (GCS).
We present to you an excellent property if you are considering
settling in Uruguay.
Located in the city of Colonia del Sacramento (founded in
1680)—and connected to Buenos Aires by a 50-minute ferry ride or
to Montevideo via a two-hour drive—this home sits in the heart of
the Historic Quarter, a UNESCO World Heritage site. Facing the Río
de la Plata, its ancient walls appear on city maps dating back to
1731. It is the only property in the Historic Quarter with a spacious,
north-facing terrace, which is sheltered from strong southerly winds
and enjoys sunlight throughout the day. It is just steps away from
major restaurants and museums, and minutes from all essential
services (banks, hospitals, schools, shops, etc.) Fibre-optic cabling
and underfloor duction delivers fast, modern connectivity throughout
the house.
The property spans a total area of 480 m², comprising a main house
(142 m²), a terrace (54 m²), and a garden (248 m²). At the back of
the garden lies a second, fully self-contained house (36 m²) with its
own private entrance. The property also includes a garage, rare to
find in the Historic Quarter.

The Residence:
Spanning 140m² of built area, the main house features an entrance
hall, open-plan kitchen and living area with a fireplace, master
bedroom, guest bedroom, main bathroom, second bathroom and an
office/study. There is a magnificent vine-covered, 54m² north-facing
terrace with a brick ‘parrilla’ or wood barbecue. It is one of the few
remaining houses with intact original stone walls.
The house was completely renovated in 2009. Upgrades included
new plumbing and electrical systems, insulated roofing (ensuring
cool interiors in summer and warmth in winter), polished stone
flooring, and full bathroom renovation. A second (guest) bathroom
was added; both bathrooms feature solar-powered electric-boost
water heating (the electric boost ir rarely needed, even in winter).
The main living area faces north with spectacular views through
large north-facing windows which flood the space with abundant
natural light. There is also an independent guest house, which is
accessible through the garden via a stone staircase, or via a
separate street entrance.
The Guest House:
This small (35m²) one bedroom residence also has a north-facing
terrace and was completely renovated a few years ago (new roofing,
electrical and plumbing systems, wooden flooring, and a brand-new
kitchenette). In addition to the double bedroom and attached

bathroom, there is a compact kitchenette with spacious dining/living
area with a sofa bed. There is also a new slit air conditioner for
when the normal cool evening breeze off the river fails.
The 248m² north-facing garden, one of the largest in the Barrio
Historico, is screened from prying eyes by a beautiful hedge and
contains mature Flowering Peach, Avocado and Jacaranda trees, as
well as one of the few garages in the old town – a rare find indeed.
Both properties are equipped with WiFi and are offered fully
furnished, including all appliances.
