About Cipriani Resort, Residences & Casino
Cipriani Resort, Residences & Casino is the project through which the Cipriani Group is bringing back the historic Hotel San Rafael, on the Playa Brava coastal road (parada 11) in the San Rafael neighborhood of Punta del Este. It pairs a hotel and casino —the first casino for the brand— with seven restaurants and bars, a convention center and the Lido by Cipriani beach club, plus private tower residences connected to the resort's services.
The first residential tower, at 55 stories and about 260 meters (850 feet), will be the tallest building in Uruguay; the master plan calls for three towers in total. The architecture is by Rafael Viñoly Architects and the interiors by Uruguayan architect Hassen Balut. Residences have 3.4-meter (11-foot) ceilings, floor-to-ceiling windows and ocean views, with a choice of two finish palettes —Tradizionale Cipriani or Moderno Contemporaneo— and Italian kitchens designed for the brand.
There are four residence types: two-bedroom corner residences (203 m² / 2,185 sq ft in total), three-bedroom half-floor residences with a den (405 m² / 4,360 sq ft), five-bedroom full-floor residences and duplex penthouses of up to 1,620 m² (17,440 sq ft). Corner residences face either Playa Brava or Playa Mansa and Gorriti Island; half-floor residences have dual exposure, to sunrise and sunset.
Owners have 24-hour Cipriani concierge service and can book resort services separately, such as housekeeping, in-residence dining or spa treatments. Residents-only amenities span four levels: a spa with sauna and heated pool, a private outdoor pool, fitness center, Pilates and yoga studios, screening room, bowling, golf simulator, squash, padel, pickleball and a kids' club.
According to the Cipriani Group, the hotel and casino will open in October 2027; in June 2026, the company expected to deliver the first residential tower in 2028. From San Rafael, the Punta del Este peninsula is about 6 minutes away and Laguna del Sauce airport about half an hour.
